The Reno homeowner’s guide to planning a remodel

A remodel goes wrong in the planning, not the building. A good crew can only build what was decided, and almost every expensive surprise traces back to a decision that got skipped or made too late. Here is the order those decisions come in, and where each one goes deep.

01What planning is

Planning is deciding, not drawing.

The plan is not the pretty picture. It is the set of decisions that lock in what the project costs and how long it takes: what you are changing, who builds it, what the contract says, what the city needs to see, and how you live in the house while it happens. Settle those and the build is almost boring. Skip one and it comes back in week three as a change order, a priced and signed addition to the contract, at a worse price than if you had decided it up front.

02The order

Things happen in an order, and the order protects you.

Idea and scope first: what, in plain words, is actually being done. Then a rough budget, so the scope is honest. Then how you will hire, because that shapes everything after it. Then design, then the contract, then the permit, then the build, and running underneath all of it, living in the house.

Most people jump straight from “I want a new kitchen” to picking finishes. The finishes are the last decision, not the first.

The rough budget does not have to be exact to do its job, and the remodel cost calculator will give you a Reno and Sparks starting range from the project, the size and the finish level before anyone draws a line.

03Hiring

How you hire decides more than who you hire.

The first real fork is whether you hand one company both the design and the build, which is design-build, or have plans drawn first and put them out to several builders to price, which is bid-build. It changes the price, the timeline, and who owns the problem when something behind the wall surprises everyone. It is worth understanding before you make a single call, and how design-build and bid-build compare covers who carries a drawing error in each and when you actually learn the price.

04Vetting

Check that the contractor is real before you check anything else.

Before the reviews, the portfolio or the quote, confirm the licence is active and the record is clean. It takes a few minutes and it filters out most of the trouble. Where that record lives, which of its fields matter and what it cannot tell you are set out in how to verify a Nevada contractor licence.

05The contract

The contract is where the money is won or lost.

A remodel budget does not blow up all at once. It leaks through change orders, the small mid-project additions that each seem reasonable and add up fast. A good contract prices the likely surprises before anyone opens a wall, so a change is arithmetic at an agreed rate instead of a renegotiation on the spot. What legitimately triggers one, and the lines a fair one has to carry, are in how change orders are supposed to work.

06Permits

Permits are a timeline, not a formality.

Which jurisdiction reviews your project, and how long that review takes, is a real part of the schedule, not a box to check at the end. Plan the permit into the calendar or it plans itself into your delays. Which counter your address answers to, and what stalls an application, are covered in how the permit timeline works in Reno and Sparks.

07Living through it

You still have to live there.

The part nobody plans for is the part you feel every day: no kitchen for a few weeks, dust, a crew in the house, deciding whether to stay or go. Deciding it in advance is the difference between an inconvenience and a crisis. Dust containment, the order rooms go offline in, and how long the kitchen gap really runs are in what living through a remodel is actually like.
