Verdi, Mogul, the Garson Road corridor and the west end of Somersett are unincorporated Washoe County, hard against the California line. We contract remodels, additions, decks and exterior renovation here.
01The code changed
Washoe County adopted the 2024 International Residential Code, the 2024 International Energy Conservation Code and the 2024 International Wildland-Urban Interface Code, together with the 2024 Northern Nevada Amendments. They took effect on 1 July 2025, with a six-month grace period during which either edition was allowed, and they have been mandatory for every submittal since 1 January 2026. Permits submitted before that date under the 2018 codes stay under the older editions. Source: the county’s Adopted Building Codes page, read 24 September 2026.
On a Verdi house that is doing real work, because the wildland-urban interface code is a construction code. It reaches the roof assembly on an addition, the eave and foundation vents on a roofline change, the framing and the gap beneath the boards on a deck, and the details where each of those meets the wall. A remodel priced from a 2024 conversation may have been drawn against an edition that no longer applies, so we confirm the edition your submittal will be reviewed under before we quote, and we name it in the scope.
02Where embers get in
The failure people picture is a wall of flame arriving at the house. The one that happens far more often is an ember shower arriving well ahead of the fire and finding an opening.
The openings are construction details rather than glazing: soffits, eave vents, foundation and crawlspace vents, deck framing and the gaps beneath decking, and the corners where needle litter collects. Ignition-resistant construction is what the code asks for, and on an exterior renovation that means the roof assembly, the vents, the deck and the framing under it are designed as one scope with one sequence. A hardened wall under an unhardened eave is an unhardened house, which is why this is general-contractor scope rather than a product decision. The cladding itself is a product choice, and a siding, window or door swap on its own is not work we quote.
03What we confirm first
Verdi, Mogul, the Garson Road corridor and the west end of Somersett sit in the densest conifer wildland-urban interface inside Washoe County’s jurisdiction. That is why we do not price an addition, a deck or an exterior renovation here from a walkthrough alone.
Before a number goes out we establish which fire district reviews the address, what that review wants to see, and which ignition-resistant requirements apply to this scope on this parcel. That is a call and a written answer, during design, not a guess. You will not find a rule of thumb on this page about defensible space, clearance distances or requirement modifications: those belong to the authority reviewing your address, they vary by parcel, and a contractor’s website is the wrong place to learn them.
04Scope
West on I-80 at the end of the corridor, hard against the state line.
01
Roofline changes, porches, footprint changes and the vents and transitions between them, scoped as one assembly against the parcel’s requirements.
02
Framing, footings and under-deck detailing where debris and ember accumulation are part of the design problem.
03
Rooms and second storeys on 1970s-to-1990s rural stock and the newer large-lot construction at the Somersett edge.
04
Interior and exterior on one contract, with winter access and the closed-in date treated as schedule facts.
More on two of them: exterior renovation and decks and outdoor structures.
05Permit, inspection, sign-off
Verdi is unincorporated Washoe County, so the submittal goes to Planning and Building at 1001 East 9th Street on the onenv.us portal. We prepare the set, file it, answer review comments ourselves and book the inspections.
Two things are written down before work starts: the code edition the submittal is reviewed under, and the ignition-resistant requirements confirmed for the parcel. Both are in the scope, so what you signed and what gets inspected are the same document.
06Questions
Contracts, draws and change orders are answered on the home page. These are about the corridor.
The 2024 editions, with the 2024 Northern Nevada Amendments. They took effect on 1 July 2025 and have been mandatory for every submittal since 1 January 2026. A permit submitted before that date under the 2018 codes stays under the older editions, which matters if you started a project and paused it. It reaches the construction. It is a code covering ignition-resistant assemblies, and on our work its practical reach is the roof assembly, the soffits, the eave and foundation vents and the deck framing. Treating it as a finish question is the most common way a Verdi addition or deck comes out wrong.
The authority reviewing your parcel, not us. We confirm which fire district reviews the address and what it requires for your scope, in writing, during design, and we put the answer in the contract. We do not publish general rules here because they vary by parcel.
07Start a conversation
The honest sequence on a Verdi addition, deck or exterior renovation is: establish what the reviewing authority requires for your parcel, then price the assembly that satisfies it. The other way round produces a number that has to change.
Monday to Friday, 9:00 AM to 4:00 PM. A person answers, and it is somebody who has been on a job site. The form goes to the same place, one business day behind the phone.
