A whole-home renovation is several remodels under one contract and one schedule, so it is the hardest project to put a range on from a distance. Here is why we price it from a walkthrough, what sets the number, and why the order of the work matters more here than anywhere.
01The number
A whole house can be a cosmetic pass (paint, flooring, fixtures and surfaces), a mid level that also rebuilds the kitchen and bathrooms with new lighting and some electrical work, or a gut to the studs with new systems throughout, and the same square footage can be any of the three, room by room. No single square foot figure carries that honestly, so we do not print one. We price a whole home from a walkthrough, and the first number we give you is a starting range, not a quote.
If your plans include a kitchen, a bathroom or an addition, the remodel cost calculator sizes that piece on its own. Where those three start is set out in what a remodel costs in Reno and Sparks.
02The refusal
Our kitchen, bathroom and addition ranges come from our own Reno and Sparks pricing, and the calculator sizes each of them. A whole house is not those rooms added up on a page: it is the rooms plus the systems behind every wall, the order the work runs in and whether you live there while it does, and that mix is different in every house.
Most whole-home figures you will find online are national ones, and a national band is a number measured on somebody else’s house. What turns this into a number you can plan on is a walkthrough, not a bolder estimate.
03The order
Structure and the outer shell come first, then the rough-in, meaning the plumbing, wiring and ducts run through open walls and inspected before they close, and only then the finishes. Done in that order, each trade works once. Done out of order, walls get opened twice and finished surfaces get protected, damaged and redone.
A whole-home contract also carries a draw schedule, the plan for when each payment is released, tied to stages you can see from the doorway, so money stays behind the work. Why the same budget spent in a different order produces a different house, and which parts of the work hold their value, is in which remodels hold their value in Reno and Sparks.
04Staying or going
Working around a family means containment (dust walls, protected paths, a kitchen that works somewhere) and a sequence that keeps part of the house usable. That costs time and labor. An empty house can be opened all at once and finished faster. Neither is wrong; they are different jobs, and the choice belongs in the scope, the written list of work, before the price is set. What a lived-in remodel is like day to day is in living through a remodel.
How one contract and one schedule hold every room together is set out in our whole-home renovation work.
05Questions
Usually, for the same finished result. One schedule means each trade comes once instead of once per room, walls are opened one time, and the systems behind them are brought up to date together. Doing rooms one at a time spreads the cost out, but the total tends to be higher.
Not always. Many families stay, with the work sequenced so part of the house stays usable and the dusty work is contained. A gut to the studs, or a house with one bathroom, is usually easier and faster empty. We will tell you which yours is before the scope is written.
Enough that something found behind a wall is a decision rather than a crisis, held by you rather than buried in the contractor’s number. We size that set-aside with you at the walkthrough, from the age of the house and what we can see. It sits outside the estimate, and if nothing is found it is still yours.
